Two Fishtowns: Original Rowhouses and New Construction

The roofs we work on in Fishtown fall into two very different categories:

Original 1880s–1920s rowhouses — the small two-story brick homes on side streets like York, Thompson, Palmer, Cedar, Earl, Letterly, and Wildey. These have flat roofs over plank or board decking, often with multiple layers of old tar built up over a century of patches. When a roof on one of these homes finally fails, we tear off everything down to the deck, replace any rotted boards, install a fresh layer of underlayment, and apply a new EPDM or modified bitumen membrane with proper parapet flashing and scupper drains. These were built with single-ply TPO or PVC membrane systems, complex drainage from interior drains rather than scuppers, and almost always with roof decks above the membrane. The new construction is generally well-built, but the membrane manufacturers’ warranties run 15–25 years and we’re now seeing the first wave of 2010-era buildings need their first round of seam repairs and flashing maintenance.
