South Philly Flat Roofs — How They Fail and How We Fix Them
Just about every flat roof in South Philadelphia fails in one of five places, and we’ve seen all of them on every block from Pennsport to Packer Park:
Parapet wall flashing — the most common leak source. The metal cap or flashing where the rubber meets the brick parapet wears, lifts, or pulls away. Water runs down the inside of the parapet and shows up as ceiling stains on your top floor or in stairwells. Scupper or drain seams — clogged scuppers cause ponding, and the seam where the membrane meets the drain hardware is the first thing to fail under standing water. Field seams — older EPDM was glued with adhesives that fail at 15–20 years. New systems use heat-welded or factory-seamed membrane that lasts much longer. Roof deck penetrations — railings, lighting, planters, and HVAC condenser bases all penetrate the membrane. Each penetration is a leak waiting to happen if the boot isn’t maintained. Aging tar membranes — if your last roof was 20+ years ago and was a torch-down or built-up tar system, it’s probably alligator-cracked across most of the field.
